WORKING with Joe

Who is Joe Rea?

Joe Rea is a Broker with the By Jesse & Joe Realtor Group at Royal LePage Premium One Realty Brokerage. He helps buyers and sellers across the Greater Toronto Area plan and make their next move, working from the brokerage’s office at 595 Cityview Blvd in Vaughan.

Which areas do you work in?

I work with buyers and sellers across the Greater Toronto Area — the City of Toronto and the surrounding regions of York, Peel, Durham and Halton. If you’re moving within or into the GTA, we can talk it through.

How do I get started?

Book a call or send a message through the contact page. We’ll talk about what you’re planning, your timing and your budget, and I’ll explain your options before you commit to anything.

Does it cost anything to talk to you?

No. The first conversation is free and there’s no obligation to buy, sell or sign anything. It’s a chance to ask your questions and decide whether we’re a good fit.

How can I check that a real estate agent is registered in Ontario?

Every real estate agent and brokerage in Ontario must be registered with the Real Estate Council of Ontario (RECO). You can look up any agent on RECO’s public register to confirm their registration and brokerage.

Buying

BUYING a home

What should I do before I start looking at homes?

Get a mortgage pre-approval, set a monthly budget you’re comfortable with and separate your must-haves from your nice-to-haves. Knowing your numbers first keeps the search focused and lets you move quickly when the right home appears.

What closing costs should I budget for when buying?

Plan for land transfer tax, legal fees, title insurance, adjustments for any property tax or utilities the seller prepaid, a home inspection and moving costs. Homes in the City of Toronto also carry a municipal land transfer tax on top of the provincial one. Your lawyer confirms the final figures before closing.

Are there programs for first-time buyers in Ontario?

Yes. Eligible first-time buyers can get a refund on Ontario’s land transfer tax, and Toronto offers its own rebate on the municipal tax. Federal options include the First Home Savings Account (FHSA) and the RRSP Home Buyers’ Plan. Rules change, so confirm eligibility with your lawyer and lender.

What does a buyer’s agent do for me?

I help you narrow the search, book showings, research comparable sales, write and negotiate your offer, and coordinate conditions such as financing and inspection with your lender and lawyer through to closing.

Selling

SELLING a home

When is the best time to sell in the GTA?

Spring is traditionally the busiest season, but the right time depends on your plans, your next home and how many similar homes are for sale near you. I’ll show you recent sales and the current competition so you can choose a listing date based on real numbers.

How should I prepare my home before listing?

Declutter, make small repairs, deep clean and stage the main rooms so they photograph well. Most buyers see your home online first, so preparation and professional photos shape their first impression more than almost anything else.

How will my home be marketed?

Your home is listed on the MLS® System and promoted online with professional photography and a marketing plan built around the buyers most likely to want it. I walk you through the plan before we list.

What costs come with selling a home?

Typical costs include real estate commission, legal fees, any mortgage discharge fee or prepayment penalty, staging or repairs, and moving. I’ll give you an estimate of your net proceeds early, so you know roughly what you’ll walk away with.

Home value

Your home’s VALUE

How do you work out what my home is worth?

I look at recent sales of comparable homes nearby, adjust for size, condition, upgrades, lot and location, and weigh what is competing on the market right now. The result is a realistic price range, not a single number.

What’s the difference between an online estimate and a market evaluation?

An online estimate uses recent sales data and can’t see your home’s condition or upgrades. A broker’s market evaluation adds a walk-through and local knowledge. The free estimate on this site is a quick starting point, and I can follow up with a full evaluation.

What affects a home’s value the most?

Location, size and layout, condition, and the supply of similar homes for sale carry the most weight. Updated kitchens and bathrooms, parking and outdoor space also matter, while very personal renovations rarely return their full cost.
